Ceiling Fans and Laundry Rooms: What Homebuyers are Really Looking For

Following NAHB’s latest study on consumer preferences – What Home Buyers Really Want (2021 Edition), the top desires of house hunters has been revealed. And the results might surprise you.

We’re used to being told that to sell a house we should be focusing on kitchens, bathrooms and gardens, as well as giving the walls a fresh coat of paint, but this is not what the modern home buyer is always looking for. Read on to find out what features could mean the difference between selling and staying put.

Essential/Must-Haves

Topping the list of absolutely essential requirements for homebuyers is a ceiling fan, which are prized for their functionality as well as stylishness, with almost half of homebuyers stating ceiling fans as an essential item. This is followed closely by a laundry room (47%) and a full bath and double kitchen sinks both must-haves according to 42% of potential buyers.

Energy STAR rated windows, lighting and appliances are also highly prized by homebuyers, so it’s worth checking out how your home performs in this regard.

It seems carpet for the main living area (preferably open plan according to the data) is firmly out of favor at the moment, with hardwood floors being preferred instead.

Desirable Features

The following features or items were deemed less essential, but still ranked highly in homebuyers’ eyes in their overall decision on whether they would purchase a house or not. On top of the ‘desirables’ list is a patio, hardwood flooring and energy efficient lighting (all ranked ‘desirable by 49% of buyers) which shows a rather charming difference between people’s levels of practicality and also their desire to entertain in luxurious surroundings.

Continuing this theme are the next highest desired features; a walk-in pantry, front porch and energy STAR appliances, following closely by exterior lighting and garage storage space.
